Denizer Ibrahim, Head of Retail & Featuring at L&G, Ruth McFetridge, Senior Retail Leasing Director at Land Securities and Peter Stoughton-Harris, Valuations, CBRE will each share their experiences of, and views on, turnover leases, moderated by Emma Pereira, real estate partner at Travers Smith LLP and member of the AREF Education and Training Committee. 

Without doubt, 2020 has cast a spotlight on the institutional rack rent lease.  What does the future hold for this traditional leasehold model versus the turnover lease as an alternative model? How should landlords and tenants behave and collaborate in a turnover lease relationship?   With turnover leases introducing uncertainty over rental income stream, how can a landlord best protect its investment?  And how does it value it?

Denizer Ibrahim

Head of Retail and Futuring, Legal & General IM Real Assets

Denz Ibrahim joined Legal and General Investment Management (LGIM) in 2019 as Head of Retail and Futuring. A Designer and Urbanist by background, Denz has experience in retail and re-imagining the urban environment for the future. Prior to joining LGIM, Denz was the Head of Commercial Placemaking at BNP Paribas Real Estate, Head of Special Projects at Appear Here and a graduate of the London School of Economics Cities Programme. At LGIM, Denz is focussed on driving an all new consumer centric Retail team with a mission on designing and delivering incredible places for people. Ibrahim’s experience and passion for curating environments that work for people to live, work and play is integral to creating future ready places.

Ruth McFetridge

Senior Retail Leasing Director, Landsec

An experienced retail specialist having spent most of her career at LaSalle Investment Management working on their retail & alternatives portfolio as an asset manager.  Ruth then moved across to work at the coal face of retail at Estee Lauder Companies as their Real Estate Manager. Ruth is the senior retail leasing manager at Landsec where she heads up the Landsec retail portfolio UK wide.  Ruth is passionate  about place making and ensuring what is found in ‘retail spaces’ is relevant.  Whilst retail has many challenges Ruth prefers to see these as opportunities.  

 

Emma Pereira

Partner Real Estate, Travers Smith

Emma is a partner in the real estate group, advising on a wide range of commercial property transactions but with a focus on advising real estate funds and real estate private equity funds on high-value and complex investments, lettings and developments.

Mark Phillipson

Co-Founder, Total Turnover Solutions

Mark is a chartered surveyor who has specialised in the retail property sector for over 30 years. Mark was formerly Head of Retail at Colliers International (running a team of 70 fee earners conducting over 1,000 transactions per annum) and previously Managing Partner of Briant Champion Long, which he joined in 1990 to create its Retail Agency and Investment divisions. 

Mark specialised in the investment sector having advised on more than £700m of retail acquisitions, disposals and development forward fundings for a wide range of private, public and institutional investors. His clients included Aviva Investors, Church Commissioners, DTZ IM, DixonsCarphone, Jigsaw, iSmash, Palmer Capital, SKY, TalkTalk, together with a number of ultra-high net-worth individuals.

In January 2020, Mark founded investment and asset management vehicle Eccleston Capital and co-founded Quadrant Repurpose, a 50:50 joint venture with Quadrant Estates that breathes new life into struggling department stores.  It is the first specialist venture solely aimed at repurposing redundant department stores across the UK.

In September 2020 Mark launched Total Turnover Solutions (TTS), a 50:50 JV with Realm, that focuses on the (post Covid-19) asset management of shopping centres using revenue orientated leases.

Mark is a member of the RICS, former Chairman of the Shop Agent’s Society, and also a member of Accessible Retail. 

 

Peter Stoughton-Harris

Executive Director, Valuation & Advisory Services, CBRE

Peter Stoughton-Harris is currently head of Retail Valuations at CBRE principally involved in the valuation of Shopping Centres, Designer Outlets, Out of Town Retail and supermarkets.  He has been involved in valuation for over 35 years both at CBRE and before that at DTZ.  Over his time he has advised on all the major sectors for numerous Institutions, REITS, property companies and Banks throughout Europe and as far afield as Mauritius and Tokyo!!
