2023 is set to be another challenging year for the UK real estate industry. More relevant than ever, AREF members are invited to attend the annual ‘Vision 2023’ event, where an expert panel of speakers will explore what is in store for the economy, discuss the outlook for the different markets, as well as how AREF can best support the real estate industry in the coming year.

The event will start with a networking opportunity over coffee and the seminar will include a keynote presentation from Samuel Tombs, Chief Economist at Pantheon Macroeconomics, who will give his views on the UK economy for the coming year, this will be followed by a moderated interactive panel session with Q&A's.

Speaker biographies:

Ann Xu

Senior Associate, CBRE Global Investors

Ann joined CBRE Global Investors in 2016 and splits her time across the CBRE UK Property PAIF and CBRE UK Affordable Housing Fund. Her role includes fund management, transactions, asset management and ESG/ Impact reporting.  Prior to this, Ann was on the graduate training program at Savills.  

Ann is a chartered surveyor and holds a Bachelor of Arts in Land Economy from Cambridge University

Chantal Beaudoin

Partner, Head of ESG, Knight Frank Investment Management

Chantal Beaudoin is Partner and Head of ESG at Knight Frank Investment Management (c. £4 billion AuM). Previously Chantal launched the World's 1st Whole Life Net Zero Carbon Hotel and led McDonald's UK first-mover transition of 1bn. p.a. plastic straws to paper, as well as the region’s Science Based Target climate goals. With over 15 years of experience building & delivering large scale sustainability strategies in the real estate, hospitality & higher education sectors Chantal has designed solutions to activate sustainability across the globe and is dedicated to implementing projects with momentous impact tracking CO2 equivalents, benefits to people and communities, along with cost savings as key success metrics.

Simon Durkin

Head of European Research and Strategy, BlackRock Real Assets

Simon is Head of European Research and Strategy for BlackRock Real Assets and has over 25 years’ experience in real estate strategy and research. At BlackRock Simon works alongside investment teams, portfolio management and clients, advising on investment strategy, authoring thought leadership, and articulating house views. Simon also sits on the European Investment Committee for real estate equity and on the Global Investment Committee for value-add real estate.

At BlackRock Simon is closely aligned with the BlackRock Investment Institute leveraging the firm's vast expertise and knowledge, generating proprietary research to provide insights on the global economy, markets, geopolitics and long-term asset allocation.

Previously he was Head of Research for BNP Paribas Real Estate leading a team of economists and forecasters, and European Head of Research & Strategy for DWS’s real assets platform (formerly RREEF).

Emma Grew

Associate Director, Property Research Team , M&G Real Estate

Emma is responsible for leading M&G Real Estate’s research capabilities for the UK markets. Her responsibilities include the formation of investment strategy for M&G Real Estate’s funds, in-house market views and bespoke research projects. Prior to her current role, she was focusing on the Global Alternatives markets.

Emma has worked in real estate research for almost 20 years. Prior to joining M&G Real Estate in 2011, she worked for Hearthstone Investments, a specialist residential fund manager, ING Real Estate Investment Management, and Cushman & Wakefield.

Samuel Tombs

Chief UK Economist, Pantheon Macroeconomics

Samuel Tombs has over a decade of experience covering the U.K. economy for investors and has been the Chief U.K. Economist at Pantheon Macroeconomics since 2015. In 2021, Samuel was ranked the most accurate forecaster of the U.K. economy by both Bloomberg and Reuters. He holds an MSc in Economics from Birkbeck College, University of London and an undergraduate degree in History and Economics from the University of Oxford.

Paul Richards

Managing Director, AREF

Paul is the CEO of AREF.  Before joining AREF in 2020, Paul was Head of the European Real Estate Boutique within Mercer’s investment consulting business for almost 10 years, previously he was Head of Indirect Real Estate Investment and Global Managed Accounts at LaSalle Investment Management, where he was responsible for managing global portfolios of unlisted real estate funds for clients from Europe and Asia Pacific.

He has over 25 years of real estate experience in investment, corporate finance and research, and has advised investors, occupiers and venture capital companies on property portfolio strategy and on financial structuring, including PFI, senior and mezzanine debt and joint venture arrangements. His employers have included LaSalle Investment Management, Cushman & Wakefield and Henderson Investors.

Before coming into the world of real estate, Paul worked in marketing and market research. He originally studied Physiological Sciences at Lincoln College, Oxford and has a Master of Science in Real Estate from City University Business School, London, now Cass Business School.
