Once again, we return to M&G's Auditorium in January for our Vision '24 event, where an expert panel of speakers will explore what is in store for the economy, discuss the outlook for different markets, as well as how AREF can best support the real estate industry in the coming year.

The event will start with a networking opportunity over coffee and the seminar will include a keynote presentation from Neil Blake, Global Head of Forecasting and Analytics/EMEA at CBRE, giving his views for the coming year, this will be followed by a moderated interactive panel session with Q&A's, discussing the year ahead with a particular focus on the resi/living sector.

Jonathan Bayfield

Jonathan Bayfield

Head of UK Real Estate Research, Aviva Investors

Jonathan leads the UK Real Estate Research team at Aviva Investors. He has a significant role in influencing individual funds’ investment strategies as well as leading the house location strategy. He is also part of the senior team that challenge and give guidance on investment and portfolio construction decision-making, working across equity, debt and long income mandates. As part of his role, he also manage the thought leadership and insight program for the wider Real Assets Research team.

Prior to joining Aviva Investors, Jonathan worked in JLL’s Research and Consulting team, in the UK and Europe. Jonathan obtained an MSc in Real Estate from Reading University's College of Estate Management and a BSc in Geography from University College London. Jonathan also holds the Investment Management Certificate (IMC).

Neil Blake

Neil Blake

Global Head of Forecasting and Analytics/EMEA, CBRE

Neil is Global Head of Forecasting and Analytics and EMEA Chief Economist for CBRE. He has also held the positions of Head of EMEA Research and Head of UK and EMEA Research at CBRE. Prior to joining CBRE in mid-2012 Neil has held positions of Director of Economic Analysis at Oxford Economics and Director of Economics and Forecasting at Experian Business Strategies. He has also worked for Wharton Econometrics (Global Insight) and the University of East Anglia. He holds degrees from the Universities of York and Warwick.

Neil's role includes the co-ordination and development of forecasting services across CBRE globally and he also retains overall responsibility for economic, property market and business forecasting in the EMEA region.

Neil has extensive knowledge of economic modelling and forecasting and has worked on numerous property-related projects. These include modelling international property performance for leading agents, work for the Barker Review on the economic effects of restrictions on housing supply, the RICS City Office Model, “How Much Space?” and “Retail Voids” for the BCSC and the IPF Research Foundation’s project on “Property and Inflation”, a retail strategy for the GLA, London’s Competitive Place in the UK and World Economies for the Corporation of London, contributing to the development of an investment strategy for a major European property investor as well as modelling, forecasting and scenario analysis of the demand for commercial and residential space in the Middle East. Neil leads on forecasting investment performance and on strategic investment advice within the EMEA research team.
Emma Gullifer

Assistant Fund Manager, Columbia Threadneedle

Emma Gullifer, MRICS, is the co-fund manager of the Columbia Threadneedle UK Housing Fund, a strategy focused on delivering resilient income and positive impact through the delivery of affordable build-to-rent housing. Emma joined Columbia Threadneedle REP following a portfolio manager role at DTZ Investors, where she worked across two discretionary balanced UK Property pension fund mandates. Emma holds a BA in Linguistics from the University of Cambridge, an MSc in Real Estate from Bayes Business School, and is a member of the Royal Institute of Chartered Surveyors. Emma is the also the Assistant Fund Manager of the CT UK Property Fund.
Richard Gwilliam

Richard Gwilliam

Head of Property Research, M&G Real Estate

Richard is responsible for the overall direction of property research within M&G Real Estate, including the analysis of the UK and global property markets, the formation of in-house views, the determination of strategy for the funds and bespoke in-depth research projects. Richard has 11 years of analysis and research experience within real estate investment; prior to joining M&G Real Estate in 2006, he spent three years at IPD. Richard has a BSc (Hons) in Economics from the University of Nottingham and holds the Investment Management Certificate (IMC). He is a member of the committee, and honorary treasurer, of the Society of Property Researchers (SPR).
Jennifer Murray

Jennifer Murray

Senior Manager – Product Development, Homes England

Jennifer began her career in property investment management at Schroders where she was fund manager for directly invested funds and multi manager portfolios on behalf of pension fund and charity clients for over 15 years. 

Prior to joining Homes England, where she leads on institutional investment initiatives within the Government’s housing delivery agency for England, Jennifer was a fund manager for Tesco Pension Investments.  Here she developed a professional interest in the residential sector as an institutional investment class while managing overseas investment strategies.

Jennifer is a member of the Royal Institution of Chartered Surveyors and the Investment Property Forum.
