The series, 'The Bricks and Mortar of Real Estate', is designed to provide a deep dive into investment strategy, asset management and valuations. It follows on from our 2019 series which was focused on the structuring and formation of Real Estate funds. Thanks again to our sponsors Carey Olsen.

Part 3 of 3 will be a discursive session on how valuation methodology will evolve over time and what this could look like. Issues to explore will include the rise of flexible leases, market uncertainty clauses due to COVID-19, role of technology, and emergence/ demise of traditional sectors vs new asset classes. Ian Banks

Director, Fund Valuations, CBRE

Ian heads up the CBRE Fund Valuation team in Bristol, who undertake regular valuations of around 300 commercial properties across the South West and South Wales on behalf of institutional clients including Aviva, Legal & General, Blackrock, M&G and Standard Life.  Ian also oversees the regular valuations of two funds on behalf of Columbia Threadneedle, Threadneedle Property Unit Trust and Threadneedle UK PAIF.  Ian has worked in Fund Valuation for the last ten years and prior to that worked in the Capital Markets team at CBRE advising institutional and property company clients on transacting property investments in the Midlands, the South West and South Wales.

Ian holds a MSc degree in Real Estate Management and is a qualified member of the Royal Institution of Chartered Surveyors (MRICS).

Ben Beck

Investment Manager, Columbia Threadneedle

Ben joined Columbia Threadneedle Investments in July 2016 as an Asset Manager, identifying and realising asset value enhancement opportunities. In 2018, Ben moved into the investment team and as an Investment Manager is now responsible for sourcing, analysing and transacting property investments for a number of pooled UK balanced funds. Prior to joining the company, Ben worked for Savills advising a range of institutional and private landlords on their UK property holdings.

Ben graduated with a Masters degree in International Relations from the University of Nottingham, then going on to complete a Postgraduate Diploma in Real Estate from London South Bank University. He is a qualified member of the Royal Institution of Chartered Surveyors (MRICS).

Lee Bruce

Head of Fund Valuation – Real Assets, CBRE

Lee Bruce is an Executive Director within the Valuation team at CBRE and leads the Fund Valuation business. He is responsible for the regular valuation of all types of properties throughout the UK on behalf of UK institutional investors.

Lee joined CBRE in 2005 after completing a Masters degree in Real Estate Management at Oxford Brookes. Prior to this he spent four years working in commercial finance at Allied Irish Bank. Lee spent 12 months within Development Consultancy at CBRE before joining Fund Valuation. He set up and led the Long Income team before taking over as Head of Fund Valuation in January 2019.

Lee continues to specialise in the valuation of Long Lease investments, covering Sale & Leasebacks, Income Strips and Ground Rents. The Long Income team now value over £17bn every quarter in specialist Long Lease funds.

Harry Morten

Valuation Compliance Partner, Knight Frank

Harry has extensive experience in commercial valuations throughout South East England, particularly in London, on a wide range of commercial property assets. He has particular responsibility for the loan security valuations on behalf of the lending community. Recent clients include Wells Fargo, Royal Bank Of Scotland, HSBC, Lloyds and Munchen Hyp. He values a wide range of property assets including retail, retail warehousing, offices, churches, industrial and development sites, while overseeing a team of valuers who undertake loan security valuations. Harry is also responsible for negotiation of contracts with clients for valuation work and internal Best Practice compliance.

Andrea Steel

Counsel, Carey Olsen

Andrea is a Jersey advocate and English solicitor with over 15 years’ post qualification financial services experience.

Prior to joining Carey Olsen, she spent 13 years working in-house at two of the leading European fund administration firms, heading up their in-house legal teams. During this time, she guided her internal clients through a raft of local and international legal and regulatory change. This has provided her with a unique commercial insight into all aspects of running a regulated financial services business, including managing relationships with external counsel. She has held a number of regulated board positions, both in Jersey and the UK and has acted as compliance officer and money laundering reporting officer for a number of Jersey and UK financial services businesses, including several high profile regulated funds.

During her time in-house, Andrea developed considerable expertise in a wide range of fund structuring, formation, administration and regulatory matters, with particular knowledge of private equity and real estate funds. She has a track record of building strong relationships with internal and external stakeholders and demonstrating commitment to organisational aims, values and strategies.

Ann Xu

Senior Associate, CBRE Global Investors

Ann joined CBRE Global Investors in 2016 and splits her time across the CBRE UK Property PAIF and CBRE UK Affordable Housing Fund. Her role includes fund management, transactions, asset management and ESG/ Impact reporting.  Prior to this, Ann was on the graduate training program at Savills.  

Ann is a chartered surveyor and holds a Bachelor of Arts in Land Economy from Cambridge University

Roger Young

Partner, Valuation & Advisory, Knight Frank

Roger joined Knight Frank in early 2020 having previously spent nine years at Cushman & Wakefield where he was head of the Business Space valuation and advisory team.  He has extensive experience across the UK in each of the main commercial property sectors but specialises in the industrial and logistics markets.  Roger’s primary focus is on loan security valuations with clients including PGIM, DekaBank, Wells Fargo and Barclays, while he also has substantial fund valuation experience for clients such as LGIM, Canada Life and Royal London.
