Today we held a very informative webinar, which looked at the latest trends and insights shaping the MSCI/AREF UK Property Fund Index. 

Moderated by Mark Clacy-Jones of abrdn and Chair of AREF's Research Committee, our expert panel, including Ed White of MSCI Real Assets, Bryn Frost of abrdn, and Tom Richardson of Aegon Asset Management, shared their perspectives on key trends and performance drivers.

Highlights from Ed's presentation included:

  • The Index is stable and we are now seeing a level of positivity.
  • Significant capital flow into the UK market over the past 12 months
  • Majority of capital has been deployed in the 'Rest UK Industrial' sector
  • Industrials and warehouses leading in total returns over 1 and 3 years
  • UK managed open-ended funds outperforming all indexes
  • Positive uptick in total returns over a 12-month rolling basis
  • 2/3rds of balanced funds outperforming over 5 years
  • Direct property performing comparably to equities over 10 years
  • Positive Total Return across all indexes in Q1 2024, a first since June 2022

Ed also discussed the new segment allocation and future analysis plans for the Index, along with insights into outperforming and underperforming funds.
